On November 13, 2025, the Loudoun County Planning Commission held a work session to review the rezoning request for the Valley Commerce Center. This examination followed a sequence of public engagements and community discussions aimed at refining the proposed development.
Earlier, on July 29, 2025, a public hearing took place where citizen feedback was collected. In this session, 13 speakers expressed opposition, while 9 spoke in favor of the project. To further engage the community, the applicant organized a meeting on September 17, 2025, providing project illustrations and addressing questions about the land use proposal.
During the November 18th work session, commissioners evaluated key aspects such as water availability, transportation, proposed uses, and the project’s compliance with the surrounding area and comprehensive plan. The applicant has reduced the project’s proposed density by 22%, from 1,274,892 square feet to 986,000 square feet.
After thorough discussion lasting two and a half hours, the planning commission agreed unanimously to move the project forward to another work session. This future session will aim to finalize requirements related to transportation improvements, commitment to warehouse space, building design standards, construction management during school hours, and refining language in the proffers to ensure compliance.
